What is real estate crowdlending?

Real estate crowdlending is a form of collective lending. A group of investors lends money to developers or property owners to build, buy or renovate a property. In exchange, each participant receives an agreed annual interest rate and the return of their capital when the project ends.

In Ecuador, this model provides access to real estate with affordable tickets, without having to buy a whole property. Projects are structured through private loan agreements, backed by mortgages or trust guarantees on the property and a clearly defined repayment schedule.

Unlike equity crowdfunding, the investor is not a shareholder and does not participate in the management: their role is that of a creditor. This makes the operation simpler and more predictable, and makes it easier to diversify across several projects with the same capital.

Do I need to be a real estate expert to invest?+

No. Nobimarkett publishes an independent analysis of every project, so anyone with basic financial knowledge can make an informed decision.

What happens if the developer does not pay?+

The agreed real guarantees are executed: mortgage, trust or assignment of rights. Recovery can take time, but the capital is backed by the property.

How much can I invest?+

From USD 250 per project up to the limit defined in your profile. We recommend diversifying across at least five different projects.

Do I have to report the interest I receive?+

Yes. Returns are part of Ecuador's income tax. We issue an annual certificate with the details for your filing.

Can I withdraw my money early?+

Crowdlending does not allow early withdrawals. Capital is released at project maturity or when the developer decides to prepay.

Are projects in dollars or another currency?+

All projects are structured, collected and paid in US dollars, Ecuador's official currency since 2000.
